Rental kitchens get a fixed price per unit, a booked window between tenancies and a hard topcoat that survives heavy use. Rental cabinet painting gets judged on durability and turnaround rather than on show, so the specification is written that way.

Roughly thirty thousand people study at Ontario Tech and Durham College, and their shared north campus at 2000 Simcoe Street North has filled the streets around it with rental housing. Samac, Windfields, Northglen and the Simcoe Street corridor hold most of it, with more units downtown near the Regent Theatre campus buildings.

April To August Is The Only Window That Works

Turnover decides when cabinet painting can happen. Leases around the campuses end in April and start again in late August or early September, which leaves one gap in the year when a kitchen can be emptied and worked on. Booking inside that gap is the whole job for a landlord with several units.

We quote in the winter and schedule in the spring for that reason. A single galley kitchen can be done in a week, and a block of units is staged so that doors from one unit are in the booth while the boxes in the next are being sprayed. The rental cabinet painting calendar fills early.

Melamine And 1980s Oak Are What Is Actually In These Kitchens

Rental cabinet painting is nearly always work on older stock. The houses off Simcoe Street North and through Northglen were built between the late 1970s and the early 1990s, so the kitchens are melamine boxes with either laminate slab doors or golden oak raised panels. Both are paintable and each needs its own primer.

Melamine takes a waterborne bonding primer and nothing else will hold. Oak takes shellac to block tannin, and the grain is usually left open on a rental because nobody is paying for filler. The detail on each is set out under thermofoil, melamine and laminate cabinet painting and oak cabinet painting.

Durability Is Worth More Than Sheen In A Rental

Student kitchens put cabinet painting through a hard life. Doors get slammed, drawer fronts get hung on, and cleaning gets done with whatever bottle is nearest. A soft one-component paint marks under all of that within a term.

The answer is a two-component polyurethane or a tough waterborne alkyd in satin, sprayed thin and cured properly before the unit is handed back. Satin hides more than gloss and washes better than matte. Student rental cabinet painting done in that specification should hold through several tenancies rather than one.

Hardware, Hinges And Small Repairs Get Done In The Same Visit

Broken hinges are the most common defect we find during rental cabinet painting. While the doors are off, worn hinge sets come out and soft-close ones go in, stripped screw holes get plugged and redrilled, split drawer boxes are glued, and missing handles are replaced so every unit matches. Doing it during a hardware change costs far less than a separate trip.

The city runs a rental licensing program around the campuses with periodic inspections, and landlords generally want the kitchen presentable and sound before one. We do not advise on what the rules require; we make the cabinets solid, clean and finished.

Student Rental Cabinet Painting Questions

When is the best time to book rental cabinet painting?

Leases around the campuses end in April and start again in late August or early September. That is the one gap when a kitchen can be emptied. We quote in the winter and schedule in the spring, and the calendar fills early. A single galley kitchen takes about a week.

Can several units be done in one booking?

Yes. Blocks of units are staged so doors from one unit are in the booth while the boxes in the next are being sprayed. Send the unit count, the door count in a typical kitchen and the weeks available, and the quote comes back as a fixed price per unit.

What finish holds up to student use?

A two-component polyurethane or a tough waterborne alkyd in satin, sprayed thin and cured before the unit is handed back. Satin hides marks better than gloss and washes better than matte. Worn hinges and missing handles can be replaced in the same visit so every unit matches.
